Script Help - Select all audio tracks that don't have any regions/audio files

Looking for a script that will select all audio tracks that don't have any regions/audio files
I want help cleaning up my sessions and this seems like a wonderfully quick way to delete unnecessary tracks.
Let me know if anyone has a solution for this.
